ABOUT LITTLE MILL COTTAGE
Little Mill Cottage enjoys a picturesque and idyllic rural setting nestled amongst this wooded valley and countryside, just 0.7 of a mile from the pretty hilltop village of Ashreigney. The property is approached via a quiet country lane which leads to a shared private entrance and continues on to two other properties. A separate private gated access from the lane leads to the adjoining paddock. Little Mill Cottage extends, in all to about 0.89 of an acre.
This quaint, cosy and charming detached cottage has been beautifully renovated to a high standard providing comfortable two double bedroomed accommodation. Refurbishment works include, replacement slate roof, re-wiring & re-plumb, new kitchen & shower room, flooring, plastering and decoration throughout with many bespoke features.
The accommodation has been imaginatively enhanced to make the most of the space whilst enjoying lots of natural light and comprises, on the ground floor; an entrance hall, open plan triple aspect living/dining and smartly appointed kitchen, the living area containing a cylindrical woodburning stove and there is also a sleek walk-in shower room on the ground floor. The first floor provides two bedrooms with built in wardrobes, each with window and skylight. There is a small landing area also with skylight.
For layout and approximate room measurements please see the enclosed Floorplan and refer to the Virtual Tour.
THE GARDEN & LAND
Adjoining the cottage is a paved patio area with path and flower beds. Beside the parking area is a useful timber and tiled roofed store shed with power connected. The main front garden falls towards the pretty stream known as Mully Brook and provides a large lawned garden space. A sleeper bridge provides access to the adjoining amenity paddock and riverbanks, bisected by the stream which meanders the boundary of the land. This amenity space is a little world of its own with a variety of wildlife, mature trees and may appeal to a wide range of uses. Situated centrally within the paddock is a very useful timber constructed garage/workshop with its own power supply and level concrete floor which may provide alternative options in the future. The paddock extends to about 0.67 of an acre with the cottage and garden extending to about 0.22 of an acre.
In all, Little Mill extends to approx. 0.89 acres.
Please Note: The property may be available without the paddock, if required and subject to negotiation. Please contact us to discuss further.
