ABOUT THE PROPERTY
Churchtown Cottage represents a beautifully presented three double bedroomed detached country home, which is believed originally to date from the early 1800’s with substantial enlargement in more recent years. The property is nestled within the pretty hamlet of West Anstey on the fringes of Exmoor National Park and just 5 miles from the desirable town of Dulverton. Surrounded by unspoilt countryside the property enjoys a private setting with established landscaped gardens designed to maximize the space whilst reducing upkeep. Constructed predominately of stone elevations beneath a natural slate roof, this home benefits from double glazing, a 3.1KW array of solar PV panels complete with 4.8kw of battery storage and a biomass boiler.
This spacious cottage comprises, on the ground floor; an entrance hall with cloakroom, smartly appointed and quality country style kitchen, inner hall with adjoining porch and stairs to first floor. This leads to the snug/study with original inglenook fireplace containing a Woodwarm woodburning stove and triple aspects. The main hall leads to the dual aspect dining room and separate sitting room complete with a double sided Woodwarm woodburning stove opening to both the sitting and dining room. The first floor provides a long landing, three double bedrooms together with an attractive shower room.
For layout and approximate room measurements please see the enclosed Floorplan and refer to the Virtual Tour.
THE GARDENS
Churchtown Cottage is initially approached from the village lane via a private gated entrance drive which opens through to a large gravelled driveway and the stone and slate roofed garage housing the solar panels on the roof space. The drive leads to a car port, log/pellet store and an elevated patio containing raised beds. The adjoining gardens are tiered with an abundance of established shrubs and flower beds providing year round colour, landscaped for ease of management whilst providing a variety of areas to enjoy.
Situated to one side of the property is a recently installed potting shed. There is also access to the adjoining plant room/utility which houses the biomass pellet boiler. The property and gardens enjoy privacy and seclusion with views over the surrounding countryside.
THE AREA
The property is located amongst a small collection of properties on the edge of West Anstey and close to the Exmoor National Park. East Anstey has a primary school and playground with the property just 5 miles from the desirable Exmoor market town of Dulverton.
Dulverton offers a wide range of independent shops, stores, farmers’ market, renowned restaurants and pubs together with primary school, doctors, dentist, vets, pharmacy, beauty spa, and sports facilities including a cricket club, tennis and squash courts.
