    ABOUT THE PROPERTY

Eastyard Farm represents an attractive and substantial smallholding appealing to a wide variety of purchasers with agricultural, amenity and residential development interests. The farmhouse comprises a modern 5/6 bedroomed detached family home which was constructed in 2013 providing substantial and extremely adaptable accommodation, currently suiting a dual occupancy set up and is subject to an agricultural occupancy condition (AOC).

Occupying a stunning position with views over the adjoining land and countryside beyond, Eastyard Farm enjoys easy access to the village of Ashreigney, A377 and A3124. Benefitting from woodland, ponds and pasture land the property is available for sale as whole, extending in all, to about 44.11 Acres as shown on the enclosed identification plan. The area of woodland extends to about 5.6 acres.

Within the former farmyard are 4 substantial agricultural buildings three of which benefit from Class Q Consent allowing permitted development to create up to four further separate residential dwellings. There is a large commercial workshop formerly for the family business and may also provide scope for alternative uses/development, subject to obtaining any necessary consents.

Class Q Consent was granted in 2023 allowing 3 years for the completion of the build. The current proposed accommodation for each unit can be found on the enclosed plans. It is thought that there may be potential to reduce the size of the accommodation, or amalgamate to one dwelling, if required and subject to any appropriate planning changes. The architects and planning consultants are happy to discuss proposed options with interested parties.
